Worked example

A $700,000 home in Ontario: 0.5% of $55,000 is $275, 1% of the next $195,000 is $1,950, 1.5% of the next $150,000 is $2,250 and 2% of the last $300,000 is $6,000, so $10,475. In Toronto the city adds the same again, $20,950 in total, or $12,475 for a first-time buyer. The same price in Montreal costs $9,349. In BC, a $750,000 home costs $13,000, or $5,000 for a first-time buyer, and in Alberta a $500,000 home with a $400,000 mortgage costs $1,000 in land titles fees.

Frequently asked questions

How much is land transfer tax in Ontario?

It's charged in bands: 0.5% of the first $55,000, 1% up to $250,000, 1.5% up to $400,000, 2% up to $2 million and 2.5% above that for a house. On a $700,000 home that's $10,475, or $6,475 for a first-time buyer after the $4,000 refund.

Do I pay land transfer tax twice in Toronto?

Yes. The City of Toronto charges its own municipal land transfer tax at the same rates as Ontario up to $3 million, and from 1 April 2026 at 4.4% to 8.6% on the part above $3 million. A $700,000 home costs $20,950 in total, or $12,475 for a first-time buyer, who gets up to $4,000 back from Ontario and $4,475 from Toronto.

What do first-time buyers get?

Ontario refunds up to $4,000 and Toronto up to $4,475. In BC, first-time buyers pay no property transfer tax on the first $500,000 if the home is worth $835,000 or less, with a smaller exemption up to $860,000, and newly built homes are exempt up to $1.1 million for anyone who'll live in them. PEI also exempts first-time buyers. Manitoba and New Brunswick have no rebate.

Which provinces have no land transfer tax?

Alberta and Saskatchewan charge land titles fees instead, and Newfoundland and Labrador charges registration fees on the deed and the mortgage. In Alberta that's $50 plus $5 for every $5,000 of the price, so $550 on a $500,000 home, plus a similar fee on the mortgage.

How is Quebec's welcome tax worked out?

On the highest of the price, the amount in the deed and the municipal assessment times the comparative factor: 0.5% of the first $62,900, 1% up to $315,000 and 1.5% above in 2026. Montreal adds higher brackets from $552,300, up to 4% above $3,113,000, so a $700,000 home there costs $9,349. You pay it to your municipality after the sale.

When is land transfer tax paid?

On closing, when the transfer is registered: your lawyer or notary collects it with the other closing costs (in Quebec, the municipality bills you after the sale). Lenders don't usually add it to the mortgage, so budget for it with your down payment.
