How to use the stamp duty calculator

  1. Choose the state, who's buying, and the area where the state's rate depends on it.
  2. Enter the agreement value and, if you know it, the government (guideline or circle) value.
  3. Read the stamp duty, registration fee and other fees, with the source for each state's rates.

Punjab5% + 1% cess (plus 1% PIDB fee)1%, at most ₹2 lakh
Odisha5%2% + ₹80 user fee

Worked example

A ₹50 lakh flat in a Maharashtra city bought by a man: stamp duty 5% = ₹2,50,000 and registration 1% capped at ₹30,000, so ₹2,80,000. Bought by a woman alone, the duty drops to 4% (₹2,00,000) and the total to ₹2,30,000. The same price in Delhi costs a woman ₹2,00,000 + ₹50,000 + ₹100 = ₹2,50,100.

Frequently asked questions

Is stamp duty charged on the price or the government value?

On whichever is higher: the agreement value or the government's guideline value (called the ready reckoner rate in Maharashtra, circle rate in Delhi and fair value in Kerala). Enter both and the calculator uses the higher one.

Do women pay less stamp duty?

In some states. Delhi charges 4% for a woman buyer instead of 6%; Maharashtra charges 1% less on a home bought only by women; Uttarakhand gives women 25% off the duty on the first ₹25 lakh, in proportion to their share in a joint purchase. Kerala, Odisha, Punjab and Telangana's official rates don't differ by gender.

Which states does this cover?

Maharashtra, Delhi, Kerala, Telangana, Uttarakhand, Punjab and Odisha: the states whose current rates we could confirm on an official state government page or notification. We'll add others, such as Karnataka, Tamil Nadu, Uttar Pradesh, Gujarat and West Bengal, once their rates are confirmed from official sources.

What is the registration fee?

A separate fee for registering the sale deed at the sub-registrar's office. It's 1% in Maharashtra (at most ₹30,000), Delhi (plus ₹100) and Punjab (at most ₹2 lakh), 2% in Kerala, Odisha and Uttarakhand (at most ₹50,000 there), and 0.5% in Telangana outside gram panchayats.

Why might the actual amount be higher?

Some cities add cess or surcharges, such as the 1% metro cess in parts of Maharashtra, and some states charge transfer duty or other fees. Concessions also have conditions. The sub-registrar's assessment is final, so check with the state's registration department before you pay.
